Factors affecting the land prices in Romania

Local information is critical when determining the price of a specific plot in Romania. The land prices could substantially differ even within the same region. For example, in Otopeni, the town situated north of Bucharest, almost linked with the capital, on DN1, one of the major national roads, the prices vary between €18/sqm and €220/sqm.
The price differences are typically due to:
- Shape and size of the plot – larger plots are cheaper, but are typically thin and long rather than square
- Exact location of the plot and access to the main road – this is critical, as it is possible to own a plot but have no road access to it
- How far the amenities are. The price of land is always dictated by the presence or the lack of amenities (water and electricity). If you plan to build up soon, make sure you have the amenities in close vicinity. Otherwise you will pay huge amounts to have them brought on your property.
- Whether the area is under threat from landslides and/or flooding, as recent adverse weather introduced further differences between plots based on their flooding status and history.
- Neighbours if any. Again unlike the UK, remote land plots are likely to be cheaper, due to the ease of obtaining planning permission for any plot.
