Edenia - Large development project in the Titan area, Bucharest

Edenia is one of the latest large development projects to begin in Bucharest, providing reasonably priced flats in a good, green area of the city. The developer behind the project is Adama Holding; it might be a name that you have not heard before, but they appear to be quite an important player on the market. Edenia, which is estimated to cost around €60 million, is only a small part of their €240 million current portfolio spread around Bucharest into several similar projects. Also associated in the project is Future Group, another considerably large Romanian developers, with ongoing projects totaling 2500 apartments.

The complex will provide 800 apartments (798 to be precise) in seven 11-storey blocks of flats. The location for the project is very good – nearby the Titan park, therefore in a less-polluted, green area of Bucharest, but reasonably close to the city centre. The complete development will also include a commercial area – supermarket, fitness centre, and even a laundry.

Prices, as we’ve seen for most developments started over the past few months, are only sketchy at this stage. The website of the development (all in Romanian) provides only a few (slightly cheesy :) ) computer generated images and does not give away any figures. Browsing through other press announcements, it looks like the studio flats will be available for €40,000+VAT, which is a very good price considering that, when finished, they will measure 51sqm. However, the 3-bedroom flats will be on the market for a ‘generous’ €200,000+VAT, which is probably going to push off the market the middle-class buyers. Still, you will get the full spec for your money, from double glazing and basement deposit room to wooden floors throughout the apartment.

According to the developers, Edenia will be ready in 2008; meanwhile, we will let you know about any updates on the project.
