Rubin Residence and Belvedere - two more development projects in Straulesti, on the outskirts of Bucharest

The Straulesti area comes back to our attention for…further development projects. Two medium projects - Rubin Residence and Belvedere - started in the area from the outskirts of Bucharest, triggered by the expansion of the capital towards the metropolitan area and the developers running out of reasonably-priced land in the centre of Bucharest. Apart from its obvious appeal due to its Northern Bucharest position, Straulesti is also attractive due to nearby lake and the easy access to the Bucharest-Brasov A-road.
To begin with the slightly smaller projects, Rubin Residence, is currently under way, under the supervision of the developer Edil. Based on the details leaked so far and the available images, apartments in the Rubin Residence seem to focus on space as the primary criteria of confort. As a result, the project offers 88-105sqm one-bedroom flats, 115-141sqm two-bedroom flats and the four-bedroom flats are up to 227sqm! The space does come with a slightly higher price tag, as expected - the one-bedroom flats start at €100k and the three-bedroom flats can reach €305k. You also get for your money the ‘traditional’ (by now) pool integrated in the complex and secure access to the area.
Belvedere Residence is a more upmarket project, including 39 houses on the shore of Straulesti lake. The project is still ongoing, although the developer - Rotary Constructions (a big player on the Romanian real estate market, named after its owner and note related with the Rotary Club) announced that the houses will be delivered later in 2007, therefore details are sketchy beyond the computer generated images. However, apart from two parking spaces in front, each house will include its own access to the lake; in addition, the development will also have its private yachting club and a private sport complex.
On a generic note, be careful when you look for details as it appears that Romanian developers seem to run out of names for their projects. With regards to Belvedere Straulesti you definitely need to look twice, as Straulesti has a large number of ongoing projects (such as the Green Lake, mentioned in an earlier post), and there is also another Belvedere project in Titan, closer to the centre of Bucharest (that will be discussed in the near future).
