Noor - almost ready to shine nearby Titan Park in Bucharest, with silver, gold, and platinum flats
->
Noor is another ongoing real estate project nearby the Titan Park in Bucharest. The developers managed to secure a large enough plot and are currently more than half way through the construction of the four blocks of flats that constitute Noor. As you can see from the computer generated image, the complex follows the internal square arrangement you have seen in plenty of other undergoing development projects, aiming to guarantee a private space for the inhabitants of the blocks.
Is it well placed? It’s about a 10-minute walk away from green areas, five minutes away from the underground station and, should you desperately need one, there is a hospital just a few hundred meters away. So yes, you can get either to a stroll in the park or on the underground to reach your office fairly soon. Should you be after a bit of shopping, the project includes also a number of stores on the ground level of the blocks and the Auchan German supermarket (one of the latest chains to arrive on the Romanian market, currently famous for its good value pricing) is just a stone throw away.
Is it expensive? The developers definitely have a…novel approach to pricing. Noor offers three types of flats – silver, gold, and platinum and they vary (see below) in terms of size. However, the developer decided no to differentiate between unit prices for the three types of apartments – they are all currently on the market for just under €1200/sqm (you have to do the maths for each of them).
How about the flats? The differences between the three types come from their size and number of bedrooms – silver and gold types are one-bedroom flats and platinum properties are two-bedroom flats. The standard fittings include from tiling and air conditioning to underground parking and jacuzzi. Even the “modest” silver, bottom of the range, still offers you a whooping 34sqm lounge, though including an open-plan kitchen which, together with the dining area, reduces slightly the amount of space you’re left with for a football pitch. Should you want still more, the platinum flats will include a 38sqm lounge (again open plan), including two bedrooms, two bathrooms within just under 160sqm.
When is it going to be ready? The developers – Construction Group no. 4 (there’s too much to explain here, but the company is one of the ex-state companies, established back in 1950, likely to be one of the most mature developers in Romania) - are precise to the day – 8th of March 2008. Based on the latest images from the development, it is very likely that the first flats will be ready well before that date.
